 Most often, the first step in the purchase or sale of a home is the execution of a purchase offer.  You should always be aware of the terms of the purchase offer and their affects on the transaction.  In a typical transaction, the purchase offer is drawn up by the buyer’s attorney or realtor and then submitted to the seller, their agent or sellers attorney for review.  An attorney should be consulted prior to the signing of the purchase offer or immediately after the signing to allow for the attorney approval contingency to be exercised.  The Albanese Law Office specializes in contract review to ensure that all clients understand the complex terms and conditions of a purchase offer.

 Title Review

 The most important step during to course of the real estate transaction is the title review.  Each property that is sold, purchased or refinanced has linked with them their own unique “Abstract of Title”; a bounded set of legal documents that maps out the history of the property.  A thorough review of the abstract of title is essential in determining whether or not a seller can convey title to the property free and clear of any problems.  The Albanese Law Office will thoroughly review the Abstract of Title along with all other accompanying documents to ensure that all documents are accurate and in accordance with the purchase offer.

 As an authorized agent for First American Title Insurance Company, The Albanese Law Office specializes in providing mortgage title insurance policies for lenders and fee title insurance policies for owners.
